The space

Set within a private estate of nearly 7 acres, this listing combines two distinct homes booked together as one estate experience: Tranquil Greens (3 Bedrooms) A single-level rustic farmhouse set amid lawns and open greens, with a private pool, verandah, outdoor seating, and bright garden-facing rooms. Ideal for slower mornings, family time and open-air gatherings. Chinar Haveli (5 Bedrooms) A character-filled heritage-style home shaped by influences from Rajasthan, Kerala and Kashmir, with courtyards, terraces, gardens and a second private pool. Its layered architecture, intimate corners and nature-rich setting make it unlike a conventional villa stay. Guest access

Guests have access to Zone 1 (Tranquil Greens) and Zone 2 (Chinar Haveli) in their entirety, including both pools, lawns and designated gathering spaces attached to this listing. The broader estate includes private owner areas and farming zones that remain outside guest access. Please note: • Tranquil Greens is largely single-level and mobility-friendly. • Chinar Haveli has multiple levels and stair access. • Our team will guide guests regarding accessible and private areas during check-in. As this is a functioning estate, horticulture and support staff may occasionally move through service routes within the compound, though guest privacy is always respected. Parking is available inside the estate.

Other things to note

Meals & Dining * Home-style meal packages may be arranged in advance (subject to availability and additional cost). * Guests may also use food delivery apps, though many choose curated meal experiences to enjoy the property fully. Events & Gatherings We permit only small intimate events at the property. * The Tranquil Greens portion (Zone 1) can be used for hosting events of maximum 100 guests. * The Chinar Haveli portion (Zone 2) can only be used for hosting intimate affairs (up to 30 guests) not more than that. * For hosting events, we have separate charges as venue rental for the spaces which is based on the gathering size. This rental is in addition to the staying rental booked through Airbnb. The venue rental is as follows: A) If you are expecting 5 guests to join you for a few hours, we would gladly welcome them at no additional charge. However we would need their ID's as a policy. Hanky Panky stuff is strictly not allowed. B) If you are hosting a gathering of 30-40 guests (including the stay guests), you can do the same in Zone 1 or Zone 2 and a venue rental of Rs. 50K will be applicable for hosting such events. C) If your gathering size is above 40 guests including staying guests then an additional venue rental of Rs. 1.25 Lac is applicable. Such events can only be held in Zone 1 (Tranquil greens) lawn area. We can arrange valet parking, security guards on additional charge for smooth guest movement, and parking facilities. This estate works beautifully for intimate gatherings and milestone occasions. Small celebrations may be accommodated, while larger gatherings or outside visitors require prior discussion and separate event charges may apply. If booking for a celebration, please discuss plans in advance so we can guide what works comfortably within the estate. Nature & Setting The estate sits in a green belt setting and is home to birds, peacocks, squirrels and seasonal wildlife. This is part of the character guests love. Mobile signals can be weak in parts of the property, though indoor Wi-Fi is reliable. Pool & House Guidelines • Pool use follows house safety rules shared at check-in • Children and non-swimmers must be supervised • Glassware is not permitted near the pools • Quiet outdoor hours apply at night • This home suits respectful groups and peaceful celebrations best
